A Smarter Way to Deliver a 117-Home Villa Window Programme

Large residential programmes are rarely won or lost on price alone. Builders and developers need confidence in the full chain: specification, compliance, factory capability, packaging, inspection, freight, delivery, and how the product performs once it lands on site.

That earlier scope included fixed windows, awning windows, sliding doors, and hinged doors — but not separate door frames-only as standalone items.


Why the display-home-first model makes sense

Rather than forcing an immediate full-programme commitment, the current approach allows JD Group to start with 4 display homes and validate the system before scaling across the wider development.


The current display-home package covers:

• Lot 31 – Villa Type HT1a

• Lot 32 – Villa Type HT1a

• Lot 36 – Villa Type HT2a

• Lot 37 – Villa Type HT2a


Based on the current quoted figures, those 4 sample homes total approximately USD 19,380.28 EXW, made up of USD 4,615.00 for Lot 31, USD 4,972.78 for Lot 32, USD 4,896.25 for Lot 36, and USD 4,896.25 for Lot 37.


The current freight estimate for those 4 lots is USD 5,528.00 door-to-door, based on all 4 fitting into one 20GP container, with customs clearance and local delivery included, GST excluded. That puts the current display-home package at about USD 24,908.28 landed estimate before GST. Freight remains indicative and is to be finalised at order date and shipment booking, which is the right way to handle live freight in the current market.


That means JD Group can validate product quality, logistics, and installation sequencing first, while deferring roughly USD 484,899.19 of immediate broader programme spend until the full rollout is ready. In procurement terms, that is not hesitation — it is discipline.


A specification that is commercially credible in the Australian market

The updated display-home quotes are not basic low-cost joinery. They are built around a specification that sits well in the modern Australian residential market, particularly for Melbourne and regional Victoria.


Across the current sample homes, the quoted system includes:

• Thermally broken aluminium framing

• Double glazing

• Doric hardware

• 135mm timber reveals

• Matt Black powder-coated finish

• Stainless flyscreens / mesh

Just as importantly, the updated quote set now includes whole-window U-values and SHGC values. In Australia, that matters because energy performance is judged on the performance of the entire window system — frame plus glass — not just the glazing alone. That is a better result commercially and technically than trying to blur a custom shroud package into a trial-stage window order.
